Urban individuality
The urban planning carried out by Baufrösche Architekten GmbH laid the ground for the physical organisation of the quarter. A competition for its restructuring ended with the selection of the scheme submitted by Baumschlager Eberle to enhance the overall structure of the new neighbourhood. Spread over a three-hectare site along Yorckstraße and Möckernstraße, it will comprise 385 passive-house apartments plus community facilities and reflect the “diversity and quality of life of all people” mentioned in the competition brief. There are plans for a children’s and youth centre, a neighbourhood cafeteria, joint medical practices, meeting rooms and commercial outlets.
The outline plan devised by Baumschlager Eberle is based on the central message communicated by Baufrösche Architekten GmbH and writes a further chapter in the history of the neighbourhood. For energy efficiency reasons, however, the buildings will have greater wing depths, while the old customs warehouse complex will be integrated into a new hotel. The main entrance to the quarter is from the corner of Yorckstraße and Möckernstraße where a large open stairway leading up to a piazza serves as the main source of access and circulation for the mixed development. The long structures are broken down into separate individual ‘houses’, the interior areas of which can be individually arranged depending on structural factors. A catalogue of different typologies is being developed for the areas with no specific usage. The facades differ depending on their position. On the public access sides there are quiet fronts, while there is open interaction between private outdoor spaces in the direction of the garden. The facades are mostly rendered. In exposed places they are of stone, thus making the different quality of the buildings and their urban design disposition readily apparent to residents and visitors.
