The alternative to the traditional single-family house

The landscaped western slope on either side of Rosenstraße has seen the emergence of a high-class residential area above Dornbirn that is distinguished by historicist villas surrounded by park-like gardens. The site for the construction of the apartment buildings came about as the result of the demolition of a hotel that had been built onto an old inn during the 1960s. This inn was rehabilitated by the architects and now occupies the south-eastern corner of the development.

The apartment buildings respond as sensitively as possible to the immediate environment, taking due account of the topography and the neighbouring houses. The development comprises four separate buildings, one of which is flat and set at an angle on the north side, thus providing an effective constructional boundary. The four-floor, cube-shaped buildings mostly comprise semi-detached dwellings that are designed to give the interior of the development a private character. All the apartments have spacious terraces, balconies or loggias at the corners that are fitted with glass elements enabling them to be easily closed off. The elegant appearance of the buildings is underlined by the floor-to-ceiling wood windows set in the striking, fair-faced, rough-brick masonry.

The paradoxical effect achieved by the development is that it generates a feeling of urban density without giving the impression of being all that dense. This is the result of the architects’ decision to position and arrange the buildings in such a way that the surrounding greenery is integrated. As was the case with the residential development in Nüziders, where the occupants moved in in 1996, the high-quality units on Rosenstraße constitute an attractive alternative to the traditional single-family house.
